Two new listings came to market and three homes went pending during the month. With 13 active listings at October 31 and 7 closings over the preceding 4 months, estimated inventory was 7.4 months. Supply ran ahead of the recent closing pace, which gave buyers room to negotiate and made pricing the deciding factor for most listings. Sellers needed sharp pricing and visible condition advantages to stand out; buyers could afford to be selective.
